These Terms and Conditions ("Terms") govern your use of services provided by SaltPort Group LLC ("SaltPort," "we," "us," or "our"), a Maine limited liability company. By making a reservation, staying at one of our properties, providing services to us as a vendor or contractor, or using our website, you agree to be bound by these Terms.
If you do not agree to these Terms, please do not make a reservation, use our services, or interact with our website.
SaltPort operates short-term and long-term rental properties in coastal and urban Maine. Our properties currently include:
Services include providing accommodations, related guest support, and operational coordination with vendors and contractors. We may add, modify, or discontinue properties or services at our discretion.
Reservations made through third-party booking platforms (including Airbnb, Vrbo, and Booking.com) are governed by the terms, policies, payment processes, and cancellation rules of those platforms. SaltPort honors the terms applicable to your booking on the platform where the reservation was made.
For reservations made directly with SaltPort, the following applies:
You agree to provide accurate, current, and complete information when making a reservation, including names of all guests, dates, party size, and contact information.
The primary guest making the reservation must be at least eighteen (18) years of age and legally capable of entering into binding contracts.
Pricing is as displayed at the time of booking on the applicable platform or as agreed in a direct booking. Rates may vary based on dates, season, length of stay, and other factors. Additional fees may apply, including cleaning fees, service fees, lodging taxes, occupancy taxes, and applicable state and local taxes.
Payment is processed via third-party payment platforms or processors. SaltPort does not store full payment card numbers. You are responsible for any fees charged by your bank or payment provider.
For reservations made through third-party platforms, the cancellation and refund policies of the platform on which the reservation was made apply, and SaltPort honors those policies.
For direct reservations, the specific cancellation policy applicable to your booking will be provided to you at the time of booking and confirmed in writing. In the absence of a specific written policy, cancellations made more than thirty (30) days before the check-in date may be eligible for a partial refund at our discretion; cancellations made within thirty (30) days of check-in are non-refundable.
In the event of property damage, force majeure, or circumstances beyond our control (including natural disaster, utility outage, or government order) that render a property unsuitable for the booked stay, we may at our discretion offer rebooking, partial refund, or full refund.
Guests agree to abide by all house rules provided at the time of booking and posted within the property, including but not limited to:
Violation of house rules may result in immediate termination of your reservation without refund, forfeiture of security deposits where applicable, and additional charges for damages, cleaning, or losses.
By staying at a SaltPort property, you agree to:
Properties are provided on an "as-is" basis. While we make commercially reasonable efforts to maintain our properties in good condition, individual property features, amenities, and conditions may vary. Photos and listings represent our best efforts to depict each property accurately at the time of publication.
SaltPort, our agents, and our authorized vendors and contractors reserve the right to enter the property as needed for inspection, maintenance, emergency response, or compliance with legal obligations. We will provide reasonable notice when feasible.
Properties may include security cameras at exterior entrances and common exterior areas. No cameras are installed inside any property or in private interior spaces.
By providing your mobile telephone number in connection with a reservation or service relationship, you consent to receive operational SMS messages from SaltPort.
Operational messages may include reservation confirmations, check-in instructions, scheduling coordination, maintenance updates, and responses to inquiries. Message frequency varies based on operational needs. Standard message and data rates from your mobile carrier may apply.
You may opt out of SMS communications at any time by replying STOP to any message. For help, reply HELP. For more information about how we handle SMS information, see our Privacy Policy.
To the maximum extent permitted by applicable law:
Some jurisdictions do not allow the exclusion or limitation of certain damages. In such jurisdictions, our liability is limited to the maximum extent permitted by law.
You agree to indemnify, defend, and hold harmless SaltPort Group LLC, its members, officers, employees, agents, vendors, and contractors from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:
All content on the SaltPort website and in our marketing materials — including text, photographs, graphics, logos, the "SaltPort" name and wordmark, and the visual identity of our properties — is owned by or licensed to SaltPort Group LLC and is protected by United States and international intellectual property laws.
You may not copy, reproduce, distribute, modify, or create derivative works from any of our content without our prior written consent, except for personal, non-commercial use.
Your use of our services is also governed by our Privacy Policy, which is incorporated by reference into these Terms. Please review our Privacy Policy to understand how we collect, use, and share personal information.
These Terms and any disputes arising from or related to them or to your use of our services shall be governed by and construed in accordance with the laws of the State of Maine, without regard to its conflict-of-laws principles.
Any legal action or proceeding arising under or related to these Terms shall be brought exclusively in the state or federal courts located in Cumberland County, Maine, and you consent to the personal jurisdiction of those courts.
Before initiating any formal legal action, you agree to first contact us in writing to attempt to resolve the matter informally. We will make good-faith efforts to resolve disputes within thirty (30) days of receiving written notice.
To the maximum extent permitted by law, you and SaltPort each agree that any dispute will be resolved on an individual basis and not as part of a class, consolidated, or representative action.
We may update these Terms from time to time. When we make material changes, we will update the "Effective Date" and "Last Updated" date at the top of this page. The Terms in effect at the time of your reservation govern that reservation. Continued use of our services after changes constitutes acceptance of the updated Terms.
These Terms, together with our Privacy Policy and any booking-specific terms communicated to you at the time of booking, constitute the entire agreement between you and SaltPort regarding your use of our services.
If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
Our failure to enforce any right or provision of these Terms shall not be deemed a waiver of that right or provision.
You may not assign or transfer these Terms or any rights or obligations hereunder without our prior written consent. SaltPort may assign these Terms freely.
These Terms do not confer any rights on any person or entity other than the parties.
